Even if they can pay for some of these, they probably can’t afford to hire an assistant either, which means that they’re running around trying to do all the components of the job themselves. Bottom line, their service to you will suffer.
Hiring a real estate agent is just like any hiring process - with you on the boss's side of the desk. It's critical that you make the right decision about who will handle what since this is probably the single largest financial investment you will ever make.
Here are 11 questions to determine if any real estate licensee is a full time professional, established and qualified to go the extra mile to get you top dollar and give you the service you deserve:

2-Do you have a property improvement check list?
3-Do you include professional staging as part of your process, and why is it important?
4-Do you have a strategic marketing approach to highlight the features of my home that are important to a buyer?
5-How do you communicate with me throughout the process and what is your availability?
6-How do you negotiate the best deal from the power position?
7-What is your closing process and how do you ensure my needs are met?
8-Who looks after your business if you are sick, away or unavailable?
9-What are your commissions and what do you do to earn them?
10-What do you do differently then every other realtor and is that important to me?
11-What is your company’s track record and reputation in the market place?
Never select an Agent based on price they suggest, rather, select your agent based on their expertise and their marketing plan, and then decide on price and strategy together!
